PAYLEASE FEES: Please note that PayLease charges a fee to use their online payment service. This convenient online payment service is optional and there is never a fee to pay your rent by check or money order in person at the rental office.
- E-CHECKS: $1.95 - Your best choice for monthly rent payments (assuming you have a bank account and are not paying late).
- DEBIT/CREDIT CARDS (A.k.a. 'The Backup Plan'): PayLease charges 2.75% of the payment amount, plus the base fee of $1.95, rounded up to the nearest .95 cents. For example, an $800.00 rent payment would have a 2.75% fee of $22.00, plus the $1.95 base fee = $23.95, rounded up to the nearest .95 cents for a total fee amount of $23.95. We'd only suggest this option if you're late on your rent, trying to earn airline miles, or... well, you woke up in Mexico and don't know how you got there (but somehow inexplicably still happen to have your card on you). We'd also hate to see any of our valued residents go into credit card debt, so please use (credit cards) wisely!
A Note to Our Residents About Online Payments:
The system notifies you that there is a "processing delay" of up to a few days, which is normal. Rent is due on the 1st of each month per your rental agreement, and as long as you submit your payment before the opening of business hours on the 4th day of the month you will NOT incur a late fee. The system will time stamp your transaction and the office will credit your payment according to the exact date & time you hit the "submit" button in the Paylease payment portal. Please remember that since it is our policy not to accept personal checks once rent becomes late, the same goes for e-checks; from the 4th to the 25th of each month NO e-checks will be accepted. If you become late on your rent, only certified funds will be accepted (ie money orders, cashier checks) or, with a credit card. To pay your rent by e-check, you will only be able to do so from the 25th through the night of the 3rd of each month. If rent becomes late, you can still use the online payment system to pay by credit card only (or bring a money order to the office in person). Any payments that are initiated (or "submitted") AFTER the opening of business hours on the 4th that do not include a late fee or are made by e-check (regardless of the amount) will be automatically rejected by the office. Please remember that once rent becomes due the office cannot accept partial payments, so if you have a prior balance it must be included. If you're ever unsure of your total amount due, please call our office at 520.325-1222 BEFORE submitting your payment.
